<p>Lowering your Phoenix summer energy bills starts right at the top of your home. We love living in The Valley! Phoenix always brings plenty of sunshine and warm weather, which can be really intense, especially in the summer. But we never let the high temps stop us from protecting our neighbors&#8217; roofs, as if they were our own. <p>But what if your roof is 15+ years old, or you had another roofing contractor (gasp!) replace or fix your damaged roof? <p>I wanna talk about inspections and how important they are to the home buying and selling process, actually, because if you don&#8217;t know as a seller what your buyers may find, you have no idea what that&#8217;s gonna look like during the inspection period. So what are the big things that come up? Air conditioners, roofs and plumbing.</p>
<p>I wanna talk about the roof for a minute. It&#8217;s a big thing and a big part of your house. Now here&#8217;s the crazy part. A lot of homes have 30-year-old roofs, and we&#8217;ve got some challenges with that. Insurance companies. When buying a new home, they don&#8217;t really like those really old roofs, so it can be a problem.</p>
<p>What can happen sometimes is knowing the roof and its condition, so requiring a roof inspector and having a roof inspection is very important, and that can sometimes make the biggest difference between holding a deal together and blowing a deal up. So highly recommend a roof inspection if you don&#8217;t know a great roof inspector.</p>
<p>I have one, Darryl Cook from In-Ex Design Roofing, who&#8217;s great for me, and this is gonna sound crazy, but I like the paid inspections because what do you get when you get a free something? Usually not the quality you want, right? So, a paid roof inspection is really important for both your buyer and your seller.</p></div>
