5 Most Common Roofing Issues in Phoenix Homes that are 20- to 30-Years-Old

Common Roofing Issues in Phoenix Homes

The Valley is expanding quickly. More people calling Phoenix home also means demand for housing is up. Homes are being built year-round, and construction has been increasing each year.

If you live in a newer-built area, you get it. If your home was built in the last 10-20 years, it’s still considered new, so your roof may be the last thing you are thinking about.

We hear that a lot from homeowners across Ahwatukee, Chandler, Gilbert, Scottsdale, and even in Maricopa. Many of these neighborhoods still feel newer, especially compared to Phoenix’s older historic districts. But a home built in the late 1990s or early 2000s may already have a roof that is 20 to 30 years old. Time flies! (Do you feel old yet? I do!)

In Arizona, that is a lot of time under intense sun, summer heat, monsoon wind, haboobs, dust, and heavy rain. So while your neighborhood may still feel new, your roof may be entering the stage where a professional inspection should be a part of home maintenance.

To help you know what to watch for, here are the 5 most common roofing issues in Phoenix homes that are 20- to 30-years-old.

1. Worn Underlayment Beneath Tile Roofs

Tile roofs are common throughout Ahwatukee, Chandler, Gilbert, Scottsdale, and the Phoenix area.

The tile is what most homeowners see, but the underlayment beneath the tile is one of the most important parts of the roofing system. It helps protect your home from water intrusion and gives your roof an extra layer of defense during Arizona storms.

Over time, underlayment can dry out, crack, shrink, or deteriorate. Arizona heat and sun can speed up that wear, especially on roofs that are already 20 to 30 years old.

This is one of the biggest roofing issues we see in older tile roofs. The tiles may still be in place, but the protective layer underneath may no longer be doing its job the way it should.

Signs of worn underlayment may include water stains, roof leaks during storms, moisture near vents or roof edges, or previous repairs that keep needing attention.

2. Shifted, Cracked, or Broken Roof Tiles

Tile roofs can handle a lot, but they are not maintenance-free.

Monsoon wind, storm debris, branches, and years of weather exposure can cause tiles to shift, crack, or break. Once that happens, the layers underneath the tile may be exposed to rain and moisture.

This is a common issue after storms in the Valley. Homes near open areas, foothills, mature trees, washes, and wide neighborhood streets can be hit with strong gusts and blowing debris.

A damaged tile may seem small, but even one problem area can let water travel beneath the surface. Once water gets under the tile, it can affect the underlayment, roof decking, insulation, drywall, or interior areas of the home.

3. Flashing Problems Around Vents, Valleys, and Roof Edges

Flashing is easy to overlook, and most homeowners do, but it plays a big role in keeping water out of your home.

Flashing is used around roof edges, vents, skylights, chimneys, valleys, and places where different roof sections meet. These areas are common points for water entry because they handle a lot of movement, drainage, wind, and rain.

On older roofs, flashing can loosen, separate, rust, crack, or wear down. Sealants around flashing can also dry out in the Arizona heat.

We often find flashing issues during roof inspections in Maricopa and Phoenix neighborhoods. Sometimes the rest of the roof is in decent condition, but one flashing problem is enough to create a leak during a heavy storm.

4. Drainage Problems and Debris Buildup

Your roof is designed to move water away from your home. And while this is not one of the more common issues we see in the Valley, it can still cause problems if not addressed promptly.

When drainage areas are blocked or not working properly, water can sit where it should not. That can create stress on tiles, underlayment, valleys, edges, and other vulnerable parts of the roof.

After monsoon storms, we often see debris buildup from branches, leaves, palm fronds, dirt, and roof materials. Debris can collect in valleys, gutters, scuppers, flat roof areas, drainage paths, and around roof penetrations. This is especially common in neighborhoods with mature landscaping.

When debris stays on the roof, it can trap moisture and slow drainage. Over time, that can lead to leaks, material wear, and damage that could have been prevented with maintenance.

5. Small Leaks That Stay Hidden Too Long

Sometimes a roof issue starts small and quietly gets worse over time. You may not notice it until there is a ceiling stain, bubbling paint, drywall damage, a musty smell, or moisture after a storm.

By then, the water may have already moved through several layers of the roof.

Small leaks can come from shifted tiles, worn underlayment, flashing problems, storm damage, clogged drainage areas, or aging materials. In older homes, those issues can be easier to miss until the next round of heavy weather brings them to the surface.

This is why planned roof maintenance matters.

For busy families and homeowners, it is easy to put off a roof inspection. Life is full, and roof maintenance doesn’t always feel urgent. But a planned inspection is much easier to manage than an emergency repair during or after a storm.

What We Look for During a Phoenix Area Roof Inspection

At In-Ex Designs Roofing, we look at the full roofing system so homeowners can get clear answers. That includes tiles, underlayment, flashing, vents, valleys, roof edges, drainage areas, roof penetrations, signs of storm damage, and areas where water may not be moving properly.

We also pay attention to the age of the home, the roof style, past repairs, storm exposure, and neighborhood conditions.

Our goal is simple. We want you to understand what is happening over your head so you can make the right decision for your home.

When Should You Schedule a Roof Inspection?

If your home was built in the late 1990s or early 2000s, your roof may be due for an inspection.

This is especially true if your roof has not been checked in several years, your home has been through recent storms, you have noticed ceiling stains or moisture, you see broken tiles or debris, or you are planning to sell your home.

Fall is also a great time to think about roof maintenance in the Phoenix area. After months of heat and monsoon weather, an inspection can help you catch storm damage, aging materials, and repair needs before they become bigger issues.
