<p>Summers in Arizona can bring many things to the Valley. Pool time, family outings, and of course, extreme weather. So far this year, we have already seen record temperatures, with <a href="https://www.azcentral.com/story/news/local/arizona-weather/2026/03/25/phoenix-heat-shatters-march-records-triple-digit-temps-loom/89305021007/#:~:text=March%202026%20was%20by%20far,an%20average%20temperature%20of%2072.3." target="_blank" rel="noopener">March</a> being the hottest month ever recorded! What does this mean for your roof? Arizona roof heat damage is becoming more common as temperatures continue to rise and stick around longer each year, so that means it’s taking on more heat for more hours every single day, and that extended exposure can damage your roof.</p>
<h2>How Arizona Roof Heat Damage Impacts Your Roof</h2>
<p>In Phoenix, Roof surfaces can climb past 160°F during the peak of summer. That is a lot of your roof to handle every year! Extreme temps like these will lead to Arizona roof heat damage over time and can cause several changes and damage that you might not notice right away.</p>
<p>If you live in a home with asphalt shingles, the extreme heat exposure makes them quickly lose their oils, making them dry, brittle, and far more likely to crack. Over time, even the strongest materials begin to weaken under constant exposure, shortening your roof&#8217;s lifespan faster than it should.</p>
<p>If you live in the Valley, you most likely have a tile roof,  whether clay or concrete, so it is built for high temperatures and won’t dry out or lose oils like asphalt shingles. BUT the issue we see a lot here is the underlayment breakdown beneath the tiles. This layer keeps the water out, and with constant heat exposure, it can dry out and deteriorate or cause surface wear and fading.</p>
<p>You might also have tiles shifting and cracking caused by daily expansion and contraction from prolonged extreme heat. This causes issues over time, as the movement can lead to small cracks or tiles slipping out of place, especially if they were already a bit loose or aging.</p>
<h2>Heat Is Breaking Down Key Roof Components</h2>
<p>It is not just the shingles or tiles that take the hit. Sealants and flashing are especially vulnerable to high heat, and they tend to dry out and crack much faster in these conditions. Once those components fail, your roof becomes vulnerable to leaks, and even a small opening can allow water to get into places it should never reach.</p>

<p>Lowering your Phoenix summer energy bills starts right at the top of your home. We love living in The Valley! Phoenix always brings plenty of sunshine and warm weather, which can be really intense, especially in the summer. But we never let the high temps stop us from protecting our neighbors&#8217; roofs, as if they were our own. In fact, we take extra care with your roof to make sure it holds up in the heat so your air conditioning doesn’t work overtime.</p>
<p>But what if your roof is 15+ years old, or you had another roofing contractor (gasp!) replace or fix your damaged roof? It’s an important question because the right roofing system can make a noticeable difference in how much heat enters your home and how hard your AC has to work each day. And of course, it makes a huge difference to how much you spend on your energy bills each month.</p>
<h2>Roof Reflectivity, Ventilation, and Insulation in Phoenix Heat</h2>
<p>These are 3 words you probably don’t think about, but we do. We want your roof to be as energy-efficient as possible, so reflectivity will sometimes play a big role in how much heat your roof absorbs. Lighter or reflective roofing materials can push a significant amount of sunlight away from your home instead of trapping it.</p>
<p>Ventilation is just as important because it allows hot air to escape from your attic before it builds up and spreads into your living space. Without proper airflow, heat gets trapped and continues to rise, forcing your cooling system to run longer than it should.</p>
<p>Now, insulation works alongside ventilation by slowing down the transfer of heat into your home, so it’s just as important. We want all three of these elements to work together so your roof becomes a system that helps regulate temperature rather than fighting against it.</p>
<h2>Tile vs. Shingle Performance in Arizona Heat</h2>
<p>Here in the Valley, most homes have tile roofs, and for good reason. Tile handles extreme heat well and reflects sunlight better than many shingles, reducing heat absorbed into your home&#8217;s structure.</p>
<p>Shingle roofs, on the other hand, tend to absorb more heat, especially darker colors. That absorbed heat transfers more easily into the attic space, which can increase indoor temperatures and put more strain on your air conditioning system. <p>Tile roofs still rely heavily on the underlayment beneath them, and that layer plays a big role in energy performance. When the underlayment is worn or outdated, it allows more heat to pass through, which reduces the overall efficiency of the roof.</p>

<p>Even the best roofing materials will fall short if they are not installed correctly. Proper installation ensures that ventilation systems work as designed and that insulation performs its job. Small gaps, poor sealing, or incorrect layering can allow heat to enter where it should not.</p>

When everything is done right from the start, homeowners see better energy performance, fewer repairs, and a longer lifespan from their roof. <p>I wanna talk about inspections and how important they are to the home buying and selling process, actually, because if you don&#8217;t know as a seller what your buyers may find, you have no idea what that&#8217;s gonna look like during the inspection period. So what are the big things that come up? Air conditioners, roofs and plumbing.</p>
<p>I wanna talk about the roof for a minute. It&#8217;s a big thing and a big part of your house. Now here&#8217;s the crazy part. A lot of homes have 30-year-old roofs, and we&#8217;ve got some challenges with that. Insurance companies. When buying a new home, they don&#8217;t really like those really old roofs, so it can be a problem.</p>
<p>What can happen sometimes is knowing the roof and its condition, so requiring a roof inspector and having a roof inspection is very important, and that can sometimes make the biggest difference between holding a deal together and blowing a deal up. So highly recommend a roof inspection if you don&#8217;t know a great roof inspector.</p>
<p>I have one, Darryl Cook from In-Ex Design Roofing, who&#8217;s great for me, and this is gonna sound crazy, but I like the paid inspections because what do you get when you get a free something? Usually not the quality you want, right? So, a paid roof inspection is really important for both your buyer and your seller.</p></div>
